Two groups, one in Northern California and the other in Southern California, that support creating a single, statewide multiple listing service have agreed to work together on a joint data system.

Nonprofit, broker-supported MLS Listings Inc. in Sunnyvale, formerly called NCREX, said the letter of intent with California Real Estate Technology Services Inc. (CARETS) represented an additional step toward a statewide multiple-listing service. MLS Listings is continuing to work on bringing other local associations, including East Bay groups, into its fold.

MLS Listings Inc. and CARETS agreed Feb. 6 to start work on consolidating data into a single system with one set of rules and a single fee, said James Harrison, president and CEO of MLS Listings Inc., which represents more than 22,000 subscribers mainly in the South Bay and Central Valley, including 2,000 in Alameda and Contra Costa counties.

CARETS serves about 115,000 subscribers in the Los Angeles, Orange, Riverside and San Bernardino counties. It expects to debut a merged database from six participating MLSs this spring that will include 6 million listings.

MLS Listings' long-term goal is to create a single for-sale home listing database that covers "all of California and beyond," said Larry Knapp, board chairman of MLS Listings and president of Alain Pinel Realtors. The nonprofit initially focused on consolidation efforts in the Bay Area and Central Valley of Northern California, but it doesn't have to limit its work geographically, Knapp said.

"Our goal is to bring as broad of a territory under a single MLS system as possible," he said. "While our subscribers are more interested in Northern California data, we believe there is no reason not to provide all data for all of California and beyond because it's technologically possible."

The letter of intent outlines the business structure under which MLS Listings Inc. and CARETS will negotiate a contract, expected to be finalized by June, Harrison said.

"This collaboration is the next step toward statewide MLS data consolidation," said CARETS chairperson Donna O'Donnell. "Our goal is the same - we want to better serve our customers, and we have the know-how and technology to make it happen."

MLS Listings plans to continue negotiating for consolidation with the Bay East Association of Realtors and Contra Costa Association of Realtors.
